HouseFlipCalc is a free calculator that helps people estimate the profit on a fix-and-flip deal: buying a house, renovating it and selling it. It is operated by Numerlyn LLC, 30 N Gould St Ste N, Sheridan, WY 82801, USA.
The site is written for beginners and first-time flippers, as well as people who are comparing a possible deal. We use plain language and explain every input so you can see what it means and where the number should come from.
You enter the After Repair Value (ARV), repair costs, purchase price, holding costs and selling costs. The calculator works out the 70% rule of thumb maximum offer, total cost, estimated profit, profit as a share of ARV and return on total cost, and shows a line-by-line breakdown. The methodology page explains the formulas and their limits.
It does not appraise a property, verify a contractor bid, model loan terms, or calculate taxes. It does not know your local market. Results are estimates based on what you type in, and they are only as good as those inputs. See the disclaimer.
